Purchase

Once we have found a suitable site, the exciting part starts and it all starts to get 
real. We dive into project specific activity.

Legal and Conveyancing Requirements

We’ll work with you and your appointed legal and conveyancing team, in 
occasions where assistance is required, you also have access to our 
networks of highly regarded and competent solicitors and legal.

Negotiating

As with most developments, buying at the right price will determine how 
feasible and financially successful the  development is. Through our years in 
the industry working in the nature of business we do, we have access to an 
array of negotiators who assist in securing the best purchase price with the 
most favourable conditions for the developer including Optioning the site,
or immediate settlement.

Finance

Once a price is negotiated, finance support is required to ensure settlement 
can take place. Development finance is subject to different requirements 
from other finance.

Depending on the development project on hand, an equity contribution of 
20% to 35% may be required, interest may be capitalised and has other 
policies that need to be adhered to, such as: finance caps on Loan to Value 
Ratio’s and/or Loan to Develop Cost Ratio’s.

Planning and Approval

Once the site is secured (whether that’s via an Option/settlement) 
depending on the complexity of the site and proposed project, this is the 
time to engage the necessary consultants required. IGM Group assists with 
collaborating with the required Town Planner, Architect, Legal, Marketing 
and Financiers to get planning and approval for the site. The team that is 
engaged will be very important in obtaining the best result for the 
development.

Pre-Construction

Our team will then help structure and implement the right financing 
strategy for you, each projects cost and requirements will very based on the 
size and complexity of the project.

Depending on the developer, development and end goals, there are several 
options for finance which will be determined and explored with you once 
meeting this milestone.

Construction

The construction commences and this is the exciting time where we see the 
physical manifestation of all that speculating and hard work in planning take 
place.
The appointed team of consultants and builder, along with IGM will be 
managing and monitoring this through every step.

Completion

The development has followed schedule successfully showcasing the fruit of 
labour in the form of a complete project. At this stage as we near 
completion or at completion, its time to liaise with your accounting team, 
solicitor to determine the best strategy for the next step.

Construction Finance

Construction Finance is ever dynamic. Macro and Micro environmental influences can change requirements and appetites across all the 
different lenders. Our Construction Specialist at IGM can help in navigating you and the project requirements to the right lender.

The two main form of lenders will fall into Bank and Non-Bank Lenders.

Bank Institution based lending where experience, 
capital and strong sponsors are able to access to 
capital for development finance. With access to 
multiple banks IGM can determine the right bank for 
your development, as different banks have different 
requirements and appetites for certain projects.

For those transactions that don’t fit within the Banks 
scope, there are options for development finance, 
known as Alternate/Private Lending. These lenders 
will assess the sponsor and the project, and will 
usually have a degree of flexibility the banks aren’t 
afforded from their capital restraints

Property team work hand win hand with IGM Lending and Development
arms to secure your projects success from preliminary concept design,
sales and marketing, through to after sale client service and settlement.
